Building Permits are required for any type of plumbing, HVAC mechanical and electrical work, as well as new irrigation systems, swimming pools, hot tubs, driveways, sidewalks, foundation repair, and decks. If you are removing sheetrock and modifying the framing in any way, a permit is also required. Please be aware that the Rowlett City Council adopted changes to our Master Fee Schedule. These changes become effective on November 4, 2022.

If you are considering remodeling your home or business, adding an accessory building, fence, carport, covered patio, a new roof or retaining wall, be sure you, or your contractor, apply for a building permit first. Projects that are cosmetic in nature, such as painting, wallpapering, tile on flooring, carpeting, and trim work do not require a permit. Additionally, a permit is not required when replacing fixtures on existing wiring, however, the electrical work still must meet the current National Electric Code (NEC).

The City of Rowlett will require an internal camera video of all sewer lines prior to approval of any Final inspections beginning February 16, 2022. A copy of the video must be submitted prior to requesting the final inspection. The video must begin with a shot of the front of the house showing the address and then showing the camera inserted into the sewer cleanout.
